Frequently Asked Questions & Answers

1. Why would I consider Auctioning my property verses a Traditional Sale?
Motivated and educated sellers are choosing the auction method. Auctioning your property with the Scott Frank Team from Alex Cooper Auctioneers offers the seller many advantages including:
  • The buyer pays our commission, saving the seller 5-6% of the sales price. Again, sellers pay zero commission.
  • The buyer pays the closing costs saving the sellers thousands of additional dollars.
  • The property is sold "AS IS" with no inspections.
  • There are no financing or appraisal contingencies.
  • The seller sets the non-disclosed "Reserve" or minimum acceptable price.
  • The auction process takes 30 days or less and the seller sets the date and time they want the property sold.
  2. Isn't it better for me to sell my home myself as a For Sale By Owner (FSBO)?
The reason sellers sell their properties themselves is to save money on commissions.
Many things must be taken into account when selling this way:
  • Sellers must be cautious who you are speaking to and allowing into their properties.
  • What are their intentions, are they real buyers?
  • Can they afford the property?
  • Are you a good negotiator?
  • Do you understand true comparative properties to yours?
  • Do you have experience dealing with buyer's attorneys, inspectors, appraisers, title companies and lenders?
  • How will you handle mold, radon and lead paint issues?
Things have most likely changed since you bought or sold your last property.
With Scott Frank Auction Specialist at Alex Cooper, you, the seller, get our FULL realty services and expertise at NO cost!

3. We have inherited an estate and are not sure what to do next. How can you
     help?

Over the past 95 years, we have represented thousands of people who have inherited real estate and the contents of the estate. We understand the            sensitivity of this time and how stressful this process can be.

Our team offers a full array of services from appraising the valuables and auctioning them worldwide to offering a professional opinion as to the fair            market value of the property. We work closely with many estate lawyers and financial planners to ensure a smooth resolution of their client's estate.

We can assess your situation and determine the best way to prepare for the real estate sale with zero costs to the seller.

4. As a buyer's broker/agent, what is my role in the auction process?
Over the many years, we have established a strong co-op relationship with numerous brokers and agents. Please call Scott to discuss if any of your               sale listings qualify for an upcoming auction and how you can be compensated by representing your buyers at our auctions.

5. My residential or commercial property has been listed on the market for several months with little         to no activity. Is the auction a good option for me?
Motivated and realistic sellers realize that overpriced properties that do not support the comparatives in their area sit and become stale                                   listings. Properties usually fail to sell for two reasons which include unrealistic pricing and under exposure in the market. Auctions determine fair                   market value through competitive live and online bidding. Our auctions are exposed to a national audience through our unique marketing.                           techniques and extensive database of buyers. Our website generates over 90,000 views per month!

If you are looking for seller favorable terms without any costs, then a new approach with an accelerated marketing strategy may be just the answer to           finally get your property SOLD!

6. As a buyer, can I get a good deal at the auction?
At our auctions, the pendulum sometimes swings in the seller's advantage and other times in the buyer's favor. It is very important for me to manage           seller's expectations regarding pricing their real estate and setting a realistic "Reserve." We seek out motivated sellers and help to educate them as             to the fair market value of their properties. We do not take over priced properties or work with sellers that have unrealistic expectations. Sellers are               highly motivated at our auctions to SELL!

Auctions are the fast, fun and hassle-free way of selling and buying real estate while bringing together motivated parties to conduct business.

We encourage you to attend an upcoming auction or watch the bidding online!
